Location: 240 State Route 104, in the City of Oswego, Oswego County

Description: Parcel 102 is a 10,945+ sq. ft./0.25 acre, mostly rectangular, parcel of vacant land. The property is located on the south side of NYS Rte. 104, in the City of Oswego, Oswego County, NY and is situated east of the Oswego Plaza entrance and west of current owner, Sherwin-Williams Paints at 242 Route 104.

Deed Information: The excess property, Map 84-D, Parcel 102, is a 10,945+ sq. ft. parcel that was purchased as an uneconomic remainder in association with the acquisition of Map 52 R-1, Parcel 67. Parcel 67 was acquired from the original parent parcel, which was improved with an Arby's restaurant building, since removed. Access to the property along State Route 104 and the majority of the parcel's western boundary was acquired via Map 52 R-1, which damaged the remaining property such that the State purchased the remainder (Parcel 102). Legal highway access to Parcel 102 still remains, however, via a long-standing 50-foot permanent easement across the neighboring property to the east. Parcel 102 was purchased on December 30th, 2010 in accordance with Section 30 of NYS Highway Law.

Additional Deposit: A non-refundable amount which with the initial deposit constitutes 10% of the successful bid. 

Payment Terms: Balance of purchase price is due and payable 120 days after notification of approval of contract. 

Broker Commission: A 2.5% broker commission will be paid by the State of New York to a qualified real estate broker who represents the successful bidder at the time of closing. Bidder and broker Affidavits must be submitted to the Office of General Services, by close of business 5:00 p.m. on Tuesday, February 11, 2020.
